North Center Chicago Real Estate
North Center refers both to a neighborhood and a community. Bound by Montrose Avenue, Diversey Parkway, the Chicago River, and Ravenswood Avenue, North Center is where many of the older industries were located that originally brought many immigrants to Chicago. Recently, renewal and gentrification projects have encroached on the industries in North Center, resulting in a dramatic increase in property values. Many of the areas have been purchased by developers involved with expensive riverfront properties, and North Center is becoming much more popular with wealthy home-buyers.
North Center Neighborhoods
Divided into several smaller sub-neighborhoods, the communities of North Center each have different types of real estate offerings: some old, some new construction, and all of them are experiencing an increase in price and scale of luxury.
Saint Ben’s
This North Center neighborhood located between Montrose Avenue and Addison Street, and enclosed by the Chicago River and Ravenswood Avenue, is named after Saint Benedict’s Parish Catholic School, located on Leavitt Street. Many local Chicago attractions, such as Wrigley Field and Lake Michigan, are just a short distance away and access to public transportation and major highways is not a problem for Saint Ben’s residents.
One of Chicago’s nicest areas to live in, Saint Ben’s gives its residents the feeling of being away from the city while being only a few minutes away from the culture and employment Chicago has to offer. With several different housing options available, Saint Ben’s has Chicago apartments, condos, town homes, historic Victorians and single family detached homes.
Known among Chicagoans as a diverse neighborhood, Saint Ben’s residents are of different age groups, races, cultures, and incomes. First-time home buyers love Saint Ben’s, because of its abundance of great starter homes.
The highly regarded schools of Saint Ben’s also contribute to this neighborhood’s appeal to young families. A very well-respected school in Saint Ben’s, Bell Elementary School, teaches sign language as part of the standard curriculum.
Revere Park
A park located between Western Avenue and Kedzie, Revere Park, refers to the park itself and the neighborhood that surrounds it. The park itself offers exemplary after school activities, programs on the weekdays, classes for adults on weekends and evenings and special classes for the hearing impaired that teach dance, sports, or just give people the chance to socialize. With a newly renovated auditorium, Revere Park sponsors several performances and productions each year and with a great selection of ball fields, court sports, playgrounds, and a large field house, Revere Park is an integral part of the North Center community.
Roscoe Village
Also considered part of Lincoln Park, Roscoe Village is more of an area than a recognized town or village. The boundaries, as most residents will tell you, are Ravenswood Avenue, Western Avenue, Belmont Street, and Addison Street. One of the crowning glories of the neighborhood, the Roscoe Village Neighbors, a 501(c)(3) nonprofit organization serving the residents as a civic organization, act as a liaison between officials and the local residents, organize the community into groups, sponsor initiatives, organize social and community activities, and provide the residents with a local forum to speak their minds. RVN also cooperates with officials and residents to keep the neighborhood well maintained, act as a central repository of information for the public, promote Roscoe Village businesses and commerce, and keep their pulse on public opinion.
North Center Real Estate Prices
Although it’s possible to find North Center real estate in the high $100s, most of the prices fall between $300,000 and $700,000, making this area very attractive for first time buyers and those making their first upgrade.
Each neighborhood in North Center seems to have its own unique pricing, usually depending on whether it’s river front property, near the old industrial areas or in single family residential areas.
Saint Ben’s has one of the best collections of North Center homes for sale priced between $200,000 and $700,000. Many families with children flock to this area to take advantage of the great price on single family homes and the local schools. Truly, a family could live its entire life in Saint Ben’s and be able to sufficiently upgrade living quality several steps along the way.
Revere Park also has a lot of reasonable real estate to offer families, as well as an abundance of community activities and involvement.
Roscoe Village, definitely a few notches above the others in price, currently lists a majority of properties between $450,000 and $1.5 million. A great place for families to upgrade to and for successful Chicagoans who have hit their professional strides, Roscoe Village is an active community that offers its residents close proximity to shopping, dining, recreation and employment.
