Selling Process



1.    Finding out how much your home is worth
Contact an agent and have them do a CMA (Comparative Market Analysis). Your experienced agent will put together “comps” (a list of recently-sold properties similar to your home) to give you an idea of what to expect to get for your home. Your agent will then help you determine the value of your home and price it accordingly.

2.    Getting ready to sell
Get rid of clutter, clean thoroughly, and repair visible defects. Make your home as neutral as possible so that buyers can imagine themselves living there. Experienced agents can give you advice on what is necessary to make your home marketable without spending too much time or money.

3.    Showing your property
Your agent will place your listing on MLS (Multiple Listing Service), making it visible to all Realtors® in Illinois. Buyers’ agents will start bringing buyers to see your home.

4.    Getting offers
When you receive an offer, your agent will go through the contract with you to decide your negotiation strategy on items such as price and terms. Contingency, buyer’s loan qualification, and inspection are very important to consider.
Discuss these matters with your agent carefully to make sure all aspects are covered and you are happy with the arrangements.

5.    Going under contract
After you accept an offer, the contract should be reviewed by your attorney to protect yourself legally and make sure everything is in order. Your agent will monitor the contingency and inspection status to ensure the terms are fulfilled and prepare for the closing.


6.    Closing
The closing takes place at a title company once all terms are fulfilled. Buyers will sign their loan and the title will be transferred from the seller to the buyer.
