Wicker Park Real Estate
Wicker Park, on the northwest end of Chicago’s West Town community, was a developed subdivision in the late 1800’s. Soon after the Great Chicago Fire, merchants built large luxurious homes in the area, many clustered around Hoyne and Pierce Streets. In years preceding World War I, Wicker Park became a popular destination for immigrants moving to Chicago. To this day, the European influence can be seen in the ornate and magnificent architecture in churches and other landmarks throughout this community. Today Wicker Park is known as a beautiful neighborhood populated with young up-and-coming professionals and artists.
The Wicker Park Community
Wicker Park is considered to be bordered by the Bloomingdale Line (north), Division (south), Western Avenue (west), and Ashland (east). These boundaries, like many of the boundaries that delineate Chicago neighborhoods, are flexible and seem to change over time.
Convenient to public transportation, Wicker Park is a favorite neighborhood among Chicagoans that commute downtown on a daily basis. Due to recent gentrification efforts, business activity has gotten a boost and Wicker Park has developed a reputation for claiming some of the greatest restaurants, shopping, and entertainment that Chicago has to offer. Property values continue to rise and attract builders for new construction opportunities, while Wicker Park maintains its fair share of beautiful Victorian era homes. Many of these historic homes were built by brewery owners in the early 1900’s, which explains Hoyne Street’s nickname: “Beer Baron Row.”
Wicker Park Real Estate Prices
Wicker Park is divided into several different neighborhoods, each having its own historic background.
Ukrainian Village
Located in the south end of Wicker Park, the Ukrainian Village was settled in the late 1800s after the construction of the “L” train line, or “elevated train”. Separated from the surrounding areas by a wall of industrial complexes and the strong presence of the eastern European church organizations, the Ukrainian Village was always considered one of the safer neighborhoods in Wicker Park.
East Village
East Village neighborhood, located East of Ukrainian Village, was once called East Ukrainian Village. East Village had the reputation of being more of a working class neighborhood due to it’s proximity to the L. In an effort to protect the architectural history of this neighborhood, East Village has declared many of its historic homes as Chicago Landmarks.
Many of the Wicker Park real estate listings for East Village are grouped with Ukrainian Village, so the prices for the latter will apply to East Village as well.
Noble Square
Noble Square can be found directly east of East Village with the boundaries of the Kennedy Expressway, Ashland Ave., North Ave., and Chicago Ave. Many people now think of this neighborhood as strictly Wicker Park or West Town.
River West
This tiny area, just east of the Kennedy Expressway, is known for its huge loft buildings converted into residential buildings, as well as several new construction developments with upscale single family homes.
Wicker Park Area Entertainment and Recreation
Not only known for its varied neighborhoods and real estate prices, Wicker Park also has a great selection of cultural and recreational activities.
